Buying a home in Calgary

Choosing to buy a home is one of the biggest decisions you'll make in your life. It takes planning, and a knowledgeable agent who keeps the process running smoothly. The basics are in my free Calgary Home Buyer's Guide. The rest we can talk through together.

Step by step

How buying works with Jas

  1. Get pre-approved

    Talk to your bank or a mortgage broker before we look at a single home. A pre-approval tells us your real budget, and sellers take an offer more seriously when the financing is already lined up.

  2. Tell me what matters

    We go through your must-haves, your nice-to-haves and your deal-breakers: neighbourhood, commute, bedrooms, a garage, a suite. Then I set up a search that only shows you homes worth your time.

  3. Showings

    I book showings around your schedule and walk every home with you. I look at the furnace, the roof, the grading and the finishes, and I tell you what I see, good and bad.

  4. The offer

    When you find the one, I pull what similar homes nearby actually sold for and we settle on a price and terms together. I write the offer, present it and negotiate for you until we have a deal or a good reason to walk away.

  5. Conditions and inspection

    Most offers are conditional on financing and a home inspection, and you usually have a week or so to satisfy them. I line up the inspector, go through the report with you and, if something turns up, negotiate a repair or a price adjustment before you commit.

  6. Closing and keys

    Your lawyer handles the paperwork and the money in the last couple of weeks before possession day, the day the home becomes yours. I stay on it until everything has funded, then I hand you the keys.

Why it matters

Why a hands-on agent helps buyers

I come from construction: stucco, hands-on work, and I still flip one to three properties a year. When we walk through a home, I'm looking past the paint.

That background means I can give you a realistic idea of what a renovation will cost before you write an offer, and tell you which problems are cosmetic and which ones should change the price or end the conversation. I bought my first condo at 19, so I also remember what it's like to be the nervous first-time buyer.
